What is your security of tenure?

The lodge pitches at Repton Green are subject to a 45 year licence.

Can I live here permanently?

No. Lodges at Repton Green are for second homes and Repton Green is open 11 months of the year from 1 March to 31 January.

Is Repton Green under construction?

No. The site is fully developed for 21 lodges.

How many lodges are on site and available for sale?

There are currently 9 lodges on Repton Green, 3 of which are available for sale.

Can I have a bespoke design and how long will it take to arrive?

Our preferred lodge supplier will deliver a custom-built lodge in 10 weeks from receipt of a signed agreed specification.

How much does a lodge on Repton Green cost?

The 2 and 3 bedroom lodges cost from £215,000

How can we offset these costs?

Lodge owners are able to put their lodge into a managed letting scheme provided by Rudding Park Ltd.

Is the site secure?

There are electric security gates at the entrance to the Park. Each lodge owner receives a remote fob to open the gates.

How do we reserve a pitch?

To secure exclusivity of the lodge of your choice a deposit of £1,000 is required. This deposit is non-refundable.

What happens after the reservation fee has been paid?

If you are buying a stock lodge we would ask you to sign the licence agreement and put down a 10% deposit. As soon as the final payment is made and the funds cleared, the lodge will be yours.

If we have to order a lodge we would ask for a 40% deposit, 40% being payable 7 days prior to delivery and 20% balance is payable on the hand-over of the lodge.

What other costs are there?

Site fees for 2008 are £4200,00 inclusive of VAT. However the site fees until the end of February 2009 are included with the initial purchase price. Water and electricity will be charged as consumed. Council rates will be charged for separately.

What does the site fee cover?

Annual site fees on Repton Green include:

a) a contribution to the services that you receive which include:

  • full membership of Rudding Park golf club for 2 persons to be the lodge owner and his immediate family
  • access to Harrogate's premier leisure club, The Academy, for 4 family members

b) unlimited use of Wi-Fi Broadband

c) the cost of maintaining Repton Green to the highest standards.

What happens if I need to sell?

Repton Green ask for a 10% commission when lodges are sold.
